Malabar Hill has always felt like a world slightly apart from the rest of the city - a quiet, elevated stretch where the curve of Walkeshwar Road meets the sea on one side and the Hanging Gardens crest the other. With the quiet presence of the Governor’s estate, the neighbourhood carries a rhythm defined by privacy, heritage and timeless prestige.
It is within this rare and storied pocket of South Mumbai that Lodha Malabar is being crafted as a once-in-a-generation address. With only 36 residences, it embodies the intimacy and exclusivity that have always defined this historic hilltop enclave.
Art Deco has shaped some of the most recognisable skylines in the world, from the pastel streets of Miami to the bold silhouettes of New York. Mumbai adopted the style in the early 20th century, blending its geometry and ornamentation with local materials and climate. Lodha Malabar draws from this rich heritage while reinterpreting it for a new era.
The structure is being conceived around the defining ideas of Art Deco: clean geometry, balanced proportions and ornament used with intention. The façade will feature finely crafted grillwork, stepped contours and sculpted metal elements that echo the movement and symmetry of the style. As the light shifts through the day, these patterns catch a soft shimmer, recalling the understated glamour of Mumbai’s original Deco landmarks. Inside, the lobby extends this architectural language through marble panels, geometric stone inlays and sophisticated mirrorwork that add depth while maintaining a sense of restraint. Every detail is being crafted with the precision that defined the Deco era, interpreted today with a lightness suited to contemporary luxury living.

The residences at Lodha Malabar are expansive, open volumes framed by generous column grids that offer complete freedom of expression. No two layouts are the same; instead, each home becomes a personal interpretation of space, crafted as a canvas for the resident’s own aesthetic and way of life to take shape. Floor-to-ceiling glazing brings in the changing light of Malabar Hill, unfurling to panoramic vistas that move between the sea, the gardens and the layered skyline of South Mumbai. Even in its early construction phase, the spatial clarity is unmistakable.
Through the work of Hafeez Contractor and Studio HBA, who bring global design sensibilities to the architecture and interiors, Lodha Malabar introduces a rare collection of five distinct palaces, each with its own character, proportions and outlook. With one residence per level and sweeping, unobstructed views, this address represents a new chapter in Mumbai’s luxury narrative: palaces by the sea, redefined for the modern world.

The podium garden landscape is imagined with the quiet charm of English country landscapes, envisioned as a landscape woven with water, foliage and open space, shaped by Sitetectonix, the acclaimed Singapore-based studio known for creating immersive, nature-led environments that balance crafted structure with gentle softness. Reflective pools, floating decks, shaded pavilions and wooded pockets will come together to create a natural sense of movement and contemplation. This elevated landscape is envisioned to become the development’s green centrepiece, a calming counterpoint to the energy of the city below, offering future residents an experience of seclusion and serenity.
Lodha Malabar brings heritage, craft and landscape into a singular narrative that reflects the layered, contemplative character of Malabar Hill. It will stand as a landmark that captures the balance of light, form and intention that has long defined this neighbourhood, while offering a new architectural legacy for the decades ahead.
