Steps To Pay Property Tax In Pune

Step 1
Visit the PMC website- The first step to pay your PMC online property tax is by visiting the official
website. The website provides a user-friendly interface that makes it easy for property owners to
pay their taxes online.

Step 2
Register/Login- If you are a first-time user, you will have to register on the website by providing your
personal and property details. If you are an existing user, you can directly log in to the website using
your credentials.

Search for Your Property- Once you have logged in, you can search for your property by entering
your property details such as the property number, ward number, and zone.

Check your Property Details- After entering the details for property tax in Pune, you can check your
property type, area, and other relevant information.

How Is Pune Property Tax Calculation Done?

The process of calculating property tax in Pune involves considering various factors such as the type, usage, and age of the property. The tax is calculated based on the capital value of the property, which is determined using a value system that takes into account the base value, built-up area, use category, type of building, age factor, and floor factor. The capital value varies for rented or let-out properties and self-occupied properties. To calculate the tax, property owners can use the online calculator available on the PMC website, where they need to provide details such as the location, property type, carpet area, usage of property, year of construction, and total plinth area.

It is crucial to pay property tax in Pune within the due date to avoid penalties and fines. The due date for payment varies based on the tax payment period. For the first half-year period (from April 1st to September 30th), the due date is 31st May. For the second half-year period (from October 1st to March 31st), the due date is 31st December. If the payment is delayed, a monthly penalty of 2% is levied along with the property tax amount.

Paying the complete property tax by 31st May can make property owners eligible for rebates. For residential properties, non-residential properties, or open plots registered as residential buildings with an annual rateable value of up to Rs. 25,000, a 10% discount on the general tax is offered. If the annual rateable value is above Rs. 25,001, a 5% discount on the general tax is available.

Additionally, if a residential property has installed solar, vermiculture, and rainwater harvesting systems, a 5% discount on municipal tax (excluding water and government tax) can be availed.

Further, certain properties in Pune are exempted from property tax or are eligible for concessions. Religious places and charitable institutions are exempted from property tax payments. Ex-servicemen, freedom fighters, their families, and women can receive a 50% concession on property tax under PMC. Residential owners who have a disability of more than 40% can avail of a rebate of 40% on their taxes.
